Special Areas:

Kelly joined Dillon Eustace's Real Estate team in July 2017. Prior to that, Kelly was a senior legal advisor in the National Asset Management Agency (NAMA), specialising in asset sales, development projects and complex conveyancing matters arising in the deleveraging of NAMA's loan portfolios. Kelly also advised on enforcement of security, loan sales, commercial lending and loan restructurings.

Before joining NAMA, Kelly was a partner in the commercial property department of one of Ireland's largest law firms where she acted for a broad range of corporate, institutional, multi-national and private clients in relation to sales and purchases, landlord and tenant law, negotiation of commercial leases, estate management issues and property development, with particular expertise in advising national and international retailers on expansion in Ireland. Kelly also has extensive experience in advising on the property aspects of mergers and acquisitions, re-structurings and property based lending.

Projects:

Round Hill Capital and its joint venture partner, QuadReal Property Group, on the development and purchase of their first build to rent scheme in Ireland, a 216 apartment scheme in Santry, North Dublin.
Friends First on the acquisition of the Citypoint building in Eyre Square, Galway a fully let mixed retail, office and residential development.
An international investor on the property financing aspects of a multi-family development scheme;
A NAMA receiver on the sale of over 270 acres of mixed zoned development land at Tyrrelstown, County Dublin for a price in excess of €65m.
The purchaser of a multi-million euro brownfield development site in the Dublin Docklands from a NAMA-appointed receiver, to include advices on delivery of critical infrastructure.
NAMA on the disposal of premier retail assets in Ireland, including a large regional shopping centre and a retail warehousing scheme in Dublin having a combined value in excess of €250m.
NAMA on restructuring a complex sale and leaseback development deal for a regional UK mixed-use scheme and financing the build out of the scheme, as well as advising on the ultimate sale of the scheme.
NAMA on the appointment of a receiver and liquidator to a boutique hotel in Ireland and the sale of the hotel property and business.
An Irish institutional investor in the purchase and leaseback of six supermarket premises with an approximate value of €130m and onward sale of one of the premises to an international retailer.
A US insurance company on the acquisition of its headquarters in Ireland.
A market-leading UK supermarket across a range of site acquisitions, development projects and estate management matters, including heading up the roll out of smaller store network countrywide.
